So glad to be a sponsor of this great community and all we do for each other especially in this time of distress and economic disruption. As you know real estate luckily was deemed essential for the start so we have been able to show, list, and even hold open houses. The market is extremely hot as inventory has dropped to record lows and buyers seek to move from smaller and urban locations to the relative safety and space of the suburbs.
Sellers:
- Zoom and FaceTime are used for first meetings to set expectations for seller and agent on listing your home.
- Virtual, video, zoom showings, and required pre-approvals are ways we have adapted to decrease foot traffic through one’s home to only serious buyers.
- I can say the level of adoption to this new method of showing is spotty today as some agents struggle with technology and inevitable change.
- Open houses if the seller would like are done with one party at a time not touch and masks are required, we leave every door open and lights on to ensure the safety of all.
- We have in some cases blocked showings to a smaller window so I can greet each agent and buyer and ensure all protocols are being followed.
- 3d showings allow buyers to look at each room and exterior as if they were in the home and these are a permanent part of my team’s approach to selling your home.
Buyers:
- Each buyer is required to wear masks at a minimum and gloves if they wish to touch any surface. I always wear gloves to ensure I can open any items of interest to my buyers.
- All are aware of the intensity of today’s market as homes are being sold in hours and days with multiple offers, I ensure myself or a member of my team are available to show a home on a moments notice so we are able to react before it is under agreement.
- Offers are structured to stand out even against cash buyers and terms are created to stand out in a field of offers.
- My team of inspectors attorneys and lenders are able to react quickly so we are able to be ahead of the competition.
Overall we are in desperate need of homes to sell and with little effort on your part we are seeing quick sales with very little exposure to you and your family, I’m happy to help and am willing to offer any Prototype member $500 towards closing costs towards your sale or purchase.
